Down to the stud renovations are expensive, everything new build costs other than the existing framing lumber that is staying but you end up rebuilding most of it anyways. Ths foundation saves on concrete, forming labour and materials and rebar and you save on the earthworks line item but you’re probably upgrading the perimeter drainage, water main and underground trenching the new hydro service. So that’s only a few line items your saving on:
1. Excavation - trucking out and trucking in, machine time, tearing down old house and foundation and disposing, all new perimeter drains, sumos, trenching for new services $100,000 to $125,000
2. Concrete forming new foundation
- forming labour - $25,000 to $35,000.
- rebar supply and install - $5,000 to $6,000
- concrete pump n placement (30 to 40 meters) $350 a meter - $20,000 - $25,000
- form rental package - $4,500
Geo tech and engineering will be cheaper if not tearing down
Framing Labour $45,000 to $55,000 depending
Framing lumber - $30,000 to $40,000
Roof truss package - $5,500
Every other line item beyond that will new build costs

I'd be budgeting 1.25 - 1.5 gut and 2.75 - 3.25 new were I gonna take that site on.
I'd probably extend the upper floor to create higher ceilings and do a flat roof with a deck for panoramic view as the ocean/mountain view there (as you know) is divine.
If I chose the latter there would be no Salt Spring house though so not gonna happen....
It's a stellar property though.

Buyers market big time right now down here.
