By the way Dude....looked at 680 Baycrest yesterday.

Great property!

House won't do though.

So it's either down to the studs or knock down and rebuild.

The end result would be both a short and long term win win either way.....

Don't want to major reno or build though.

Been there done that.

I'll take on a realtivley minor construct like with the Roslyn house I mentioned but that's it.

Down to the stud renovations are expensive, everything new build costs other than the existing framing lumber that is staying but you end up rebuilding most of it anyways. Ths foundation saves on concrete, forming labour and materials and rebar and you save on the earthworks line item but you’re probably upgrading the perimeter drainage, water main and underground trenching the new hydro service. So that’s only a few line items your saving on:

1. Excavation - trucking out and trucking in, machine time, tearing down old house and foundation and disposing, all new perimeter drains, sumos, trenching for new services $100,000 to $125,000

2. Concrete forming new foundation
- forming labour - $25,000 to $35,000.
- rebar supply and install - $5,000 to $6,000
- concrete pump n placement (30 to 40 meters) $350 a meter - $20,000 - $25,000
- form rental package - $4,500

Geo tech and engineering will be cheaper if not tearing down

Framing Labour $45,000 to $55,000 depending
Framing lumber - $30,000 to $40,000
Roof truss package - $5,500

Every other line item beyond that will new build costs

Basic new build costs per square foot (mid range) is $450 a square. In deep cove on baycrest it will be more luxury level so you’ll be more than $750 to a $1,000 a square all depending on your wants.

Full gut with no addition will be between $700,000 to $900,000 depending on how fancy you are

Mid range new builds are between $1.5 million to $1.8 million. Basic.

Our deep cove full gut to studs will be around $750,000 in that range, the homeowner is doing some cost saving DIY stuff. He’s involved to try and save some money - sweat equity. He’s trying to stretch his dollar as full guts can be an endless money pit

Yeah Dude....2800 sq ft current.

I'd be budgeting 1.25 - 1.5 gut and 2.75 - 3.25 new were I gonna take that site on.

I'd probably extend the upper floor to create higher ceilings and do a flat roof with a deck for panoramic view as the ocean/mountain view there (as you know) is divine.

If I chose the latter there would be no Salt Spring house though so not gonna happen....

It's a stellar property though.

On the bottom side of Baycrest and a 15000 sq foot land package.

Just looked at 3 more today and heading to another at 4.

Buyers market big time right now down here.

For those figures you could retire onto a thousand acre ponderosa ranch with a 6k sq ft Yellowstone Dutton ranch lodge on it and never see another human again other than your hired ranch hands that run your stock and fetch supplies

Then you could buy a floating yacht to anchor offshore of that shed and sneer condescendingly at.

Global warming has Alberia rockin a climate more like Kansas these days. Winters are fuck all and are more like 5 months max.

Wood stoves, hockey and the Swedish bedwarmer make it a piece of piss.

I will say this, fall and summers out here are nice. It's the spring I don't like
