5th I believe in the States a former president is always referred to as 'Mr President.' It's kind of like 'once a champ, always a champ' in boxing. They were still calling Muhammad Ali 'champ' when he was walking around on his ear, and Jimmy Carter is 99 years old and is still 'Mr President' everywhere he goes. This is not about denying the results of the last election.

I know the Democrats have been whining about this vis a vis Trump during this campaign but I think they are ignoring historical precedent and good decorum.

I'm not looking for an argument with you especially, you can correct me if I'm wrong. But I am an old SOB, and this is the way I remember things being done for a long time.

I think they're referred to as President informally and in personal settings out of respect, but not formally.

Hasn't Harris put forth a few policy priorities regarding:

- homebuyer assistance
- stopping price gouging
- taxing unrealised capital gains

Any comments on those? I'm not acquainted with the details myself (if there are any) so can't say much yet except that the third is just for the optics (it's unrealistic).

Similar to Dave Barrett wanting to tax the in situ value of natural resources, the the production of natural resources. The saving grace for the Harris proposal is that it only kicks in after $100M in capital gains. I would think that anyone at that level has accountants smart enough to diversify those gains.

I keep having to remind myself that mortgage payments are tax deductible in the US.

Trump killing the bipartisan border deal earlier this year to use it as a political football may come back to haunt him. As a former prosecutor I think Kamala will press her advantage on this one. Should make for a good debate. I hope they keep the mics on.

Dems have stated that the home buyer assistance won't be enacted until supply problems have been addressed through various measures to encourage new housing construction, which has lagged since 08/09. I think this is the meat of her plan.

Also, one can't ignore the economy's soft landing under Biden, which many thought was impossible, and the impact of upcoming rate decreases will have on housing affordability. The economy is a strength for the Dems.

Meanwhile Trump just blames the housing crisis on illegals and says Kamala will give them $25K. It seems his campaign approach is mostly just griping.

Haven't looked much into price gouging but I understand there are numerous states with existing laws. So Kamala is just looking to extend this nationwide.

On taxing unrealised capital gains, sure you could do it for liquid assets like stocks and bonds. Maybe for property as well, if you piggyback on the property tax system. But other asset classes such as privately companies, artwork, intellectual property, etc are problematic. Ultimately this idea will die as it is impractical.
