The primary goal of this site is to provide mature, meaningful discussion about the Vancouver Canucks. However, we all need a break some time so this forum is basically for anything off-topic, off the wall, or to just get something off your chest! This forum is named after poster Creeper, who passed away in July of 2011 and was a long time member of the Canucks message board community.

Dude.

They dropped Baycrest to 1,999,900 so I went and looked at it last night thinking I could dump a mill on it, add a pool, do a beauty landscape remake et cetera.

Absolute shit show.

Complete gut minimum including (re)waterproofing foundation and upgrading drainage.

Best bet is knock it down and rebuild.

Pass.....

Yeah probably best Donny. The large renovations are an endless money pit, we’ve done a few where after all is said and done it was probably best to knock down and build new. There’s a certain threshold, the key is to recognize it beforehand and sounds like you did.

The Client on Beachview is close to that which is why he’s cutting some corners here and there, his drain tile is shot but he’s choosing not to re and re as quotes were coming in around $50,000. He’s bitten off more than he can chew financially but he knew that going in. It’s gonna be a long term renovation, but that was the plan all along, he’s got a priority list which is what we are doing for him now, it will be an incomplete renovation when we are out of there. That’s becoming the norm these days due to costs. The client at our Lynn Vallet project isn’t completing their ensuite bathroom until down the road. Don’t have the funds. Times have changed

Drainage guys are one of the biggest rip off scam contractors out there from my experience.

Are definitely not WOP, but you are right to a degree it’s a racket, but it’s also not easy work either, plus their machines are expensive and trucking is expensive, dumping locations are way out of town, traffic is horrendous, dumping fees are through the roof, labour is expensive, fuel is expensive. I can somewhat relate to their costs but it’s one of the most contentious line items in the business, due to the lack of education in why it’s expensive. You can’t tear a house down, excavate, install new storm water management plan for less than $100,000 anymore. It’s somewhere between that and $150,000. Super challenging line item to budget for. I feel for them when asked to quote, it’s why the initial budgets are high, or under as long as they manage the extras with the client/builder in a professional and communicative manner

Know of him, know people who know him well, talked a couple times on the phone years ago, his sons run the business now, talk to his son Fraser once in a blue moon when we’ve required their services. They are big into slinging and can get you slingers on a quicker turnaround than most. I know a long time machine operator of theirs as well.

Andrew was the Dad that I knew

Built himself a nice pad on the river side of Riverside back in the day.

Was down there for a few parties over the years.

He was quite a few years older than me so I assumed he would have been retired by now.
