I'll take on a realtivley minor construct like with the Roslyn house I mentioned but that's it.

Drove by 680 Baycrest very nice lot and view, it’s a similar style Vancouver special we are working on, they renovate well, especially with vaulted ceilings, looks like you can add a fair bit of square footage based on the lot and existing FSR. Tough call on renovating vs tearing down. You can do funky west coast modern style renovations with those style of homes like the Palm Springs mid century modern that Chef is a big fan of like late 50’s Sinatra and the gang
